Capital Projects Update - April 2015

Onward and upward! We're right on schedule with substantial completion anticipated July 17.

Project Status:

Site -- Curb and parking area paving is complete; sidwalks are now underway; baseball and softball fencing is in progress; football synthetic turf is complete; both Robinson and Dike Accress Road improvements are complete; landscaping is underway with irrigation mostly complete; and perimeter fencing is underway.

Building --

North and South Classroom Wings: The wings are mostly complete and the architect has done a preliminary punch list. Carpet installation in both wings will begin next month.

Commons/Central Area: Painting, rough plumbing, HVAC duct work, fire sprinkler piping are all complete; rough electrical and kitchen/servery equipment installations are underway.

Gyms/Locker Rooms: Exterior trim/siding is complete; painting, gym wood floors, casework and trim are all underway; HVAC units, duct work and rough electrical is all complete.

Grandstand: Plumbing and electrical are complete; CMU base is ready for steel superstructure; and steel structure is being installed.

School may be out for the summer but we have been hard at work on the site of the new high school. The project is on schedule and the date of substantial completion is July 17, 2015. Here are the current progress updates:

Capital Projects Update - May 2014

Construction Progress is moving along! The current schedule by Skanska has Substantial Completion occurring on July 23. Below are the site and building updates for May.

Site:

  • On-site utilities are continuing and are mostly completed (storm, sanitary, water, electrical). 
  • Storm sewer in the south parking area is continuing.
  • Infiltration swales in south parking lot are under construction.
  • The surcharging on the football field and grandstand has been removed and the area has been rough graded.
  • Fill at the practice ball fields are continuing.
  • Excavation and alignment of the diking district drainage channel has begun.

Building:

  • Structural steel erection is mostly complete on the north classroom wing. Concrete floor slabs have been poured on the second floor and mezzanine.
  • Roof deck installation is complete and roof insulation/nailing base is mostly complete.
  • Structural steel erection on the south classroom wing is mostly complete. Decking on the second floor is complete.
  • Concrete block (CMU) around the main gym is about 90% complete. CMU around auxiliary gym is 25% complete.
  • Roof framing on the main gym should start next week.
  • Foundations are mostly complete. Areas north and south of the main gym have been left open for access.
  • Under slab utilities (electrical conduits and plumbing) inside the building are mostly complete. 

Capital Projects Update - April 2014

Construction Progress is moving along! Below are the site and building updates for April.

Site:

  • On-site utilities are continuing (storm, sanitary, water, electrical). Sanitary sewer outside the building is mostly complete except for connection to the grandstand. Storm sewer in the south parking area is making good progress. Infiltration swales are under construction.
  • The surcharging on the football field and grandstand area is complete and the contractor has begun removing and redistributing that material over the practice fields.
  • A temporary parking area has been constructed for working parking.

Building:

  • Structural steel erection has begun on the north classroom wing and is essentially complete except for final field welding. Columns, second floor and roof members have been placed. Metal decking for the roof and second floor will begin this week. Steel erection on the south classroom wing will begin the last week of April.
  • Concrete block (CMU) around the main gym is about 70%. CMU around auxiliary gym will begin next week.
  • Foundations are mostly complete. Areas north and south of the main gym have been left open for access.
  • Under slab utilities (electrical conduits and plumbing) inside the building are mostly complete.

 

Capital Projects Update - March 2014

The padding for the gyms has been laid and a good start on masonry has begun. At the beginning of April we will begin Phase 1 of 3 as steel beams (sourced locally from PDM Steel) will soon be erected. 

Space Planning Roundtable :: April 9, 2014, Woodland Middle School Library 6:30pm

With the new Woodland High School expected to open in Fall 2015, the district is evaluating the existing facilities space and determining a plan for next steps. The Woodland school board commissioned a study to determine the top three best scenarios for future facilities use based on enrollment projections, educational program space, and current physical assessments. The school board has taken very seriously its charge to protect and preserve the school facility assets owned by the community. You are invited to attend a roundtable discussion to hear the three proposed scenarios for space planning of our existing buildings and to share your input on the decision-making process.


Capital Projects Update - February 2014

Our construction project is moving along nicely as we continue on schedule. The general contractor, Skanska, has been actively working the site and recently poured the footings for the north wing and the gyms. In fact, the “pad” for the gym will be poured by the 2nd week of March. 

We are fortunate to have PDM Steel, our local Woodland steel manufacturer, provide the steel for the building! (Photos to come soon). Steel erection will start at the beginning of April - this will be phase 1 of 3 of the structural process.

Capital Projects Update - January 2014

We are moving dirt! Take a look at this aerial photo taken by a drone operator.

In the photo below you can see the footprint of the building (lower left), the parking lot (upper left), the stadium (upper right), and the notch for the future visitor seating (top of the photo).  The lake in the center right of the photo is the new bleacher setting. You can see them importing gravel in the upper left of the lake.  This process will displace the water as the surface level is approximately 2.5 feet above the surface of the water.

Capital Projects Update - November 2013

November has been a very busy month for our Capital Projects! After 22 months, the state has issued a permit for construction to begin on the new Woodland High School. On November 18, the contract between the Woodland Schools and Skanska USA, Inc. was signed by all parties. In addition to this great news, on November 19 the remainder of the bond issuance was sold and the building permits were paid. The district received word that the soil settlement required before work can begin is on target to be completed by the first week of December. We will see construction begin before Winter Break!

On a related note, the district learned last week that Woodland's PDM Steel will be the steel supplier for the new High School Construction. It is great that this project is supporting local jobs!


Capital Projects Update - October 2013

Construction bids for the project all came in just under budget. On October 14 at a regular meeting, the Board discussed each of the alternates one-by-one:

Alternate A1: Auxiliary gymnasium
Alternate A2: Commons side curtain
Alternate A4a: Gym bleacher upgrade
Alternate S1: Practice Fields
Alternate S3: Exterior Batting Cages (no cover)
Alternates S5: Cross Country Path

As a conservative approach, it was also decided that Alternate S2, Synthetic Football Field was desirable and would be revisited once the project managers were comfortable releasing some of the building contingency. The District is looking at external funding and grants as options as well.

Once all alternates were identified, it was clear that Skanska remained the apparent lowest bidder. The total base bid and alternates is $43,511,000 before sales tax. Skasnka was notified and awarded the job at the October 28th regular meeting of the Woodland School Board.

Yale Gym is projected to be completed by December 14th!


Capital Projects Update - September 2013

Phase 1 for the new Woodland High School is on schedule for completion in mid-October. Bids for general contractors for Phase 2 are out and will open on October 9th. A mandatory pre-bid meeting with prospective bidders took place on September 19th. The District is optimistic that bids will come in where projected. 

Currently, the site is under soil compression. Sand, totaling the weight of the building, is brought in and placed on the building site area for 90 to 160 days. Once the land has settled, the sand will be moved to where the parking lot will eventually be and allow the land to settle there as well. This processes is called preloading and is in place to assure the land does not settle after the building is built. Initial indicators project this will only take about 90 days.

The District is also waiting on a wetland permit from the Army Corp of Engineers. Permits are necessary for any work, including construction, in the Nation’s navigable waters and all records are published for public review. The District has been diligently working with biologists since last summer to assure a smooth application and acceptance from the Army Corp. Once the wetland permit is received, the District will be able to move into Phase 2 of development and construction.

On May 1, plans were submitted to Cowlitz Building and Planning for permit review. The full set of construction documents were completed and the project was bid in June and came in on budget.  Five Rivers Construction was chosen and began work in mid-July.  The gym has been phased to completion so that the district can begin to use the building as soon as possible with a projected open date in December 2013. 

 


 

Capital Projects Update - July 2013

Installation of Geopiers: geopierNow that we have broken ground, construction of the new high school will occur in two major phases: 

  • Site prep work, including pre-loading and soil stabilization, is scheduled to occur during the summer and fall of 2013.
  • Construction work of the school and major site development is planned to begin in late 2013 and be complete and ready for students by fall of 2015

The first phase is two fold and begins by putting in approximately 2,500 geopiers across the land. Geopiers are concrete, stone columns placed 20 feet into the ground. The next step will be surcharging, or dynamic soil loading, which is when the contractor will stack about 10 feet of sand over where the building will be in the future and let the dirt sit there for several months allowing it to settle. Together, this process allows the underlying soil to carry the load of the building in the future.

Phase Two, balance of site work and construction of building, will begin August 2013.

We're Breaking Ground on May 23rd!

A groundbreaking ceremony to officially launch the construction of the new Woodland High School is set for Thursday, May 23, 2013 from 5-7 p.m. on the site located at Dike Access Road.

The community is encouraged to join the School Board and District staff in the festivities, which will include the Woodland high school band, cheerleaders and local dignitaries and business leaders.

Woodland voters overwhelmingly approved a $52.8 million bond in April 2012 to replace the current high school, enhance safety and security, and replace the old gymnasium for Yale Elementary. The current WHS houses more than 600 students in a school opened in 1954 for far fewer students.

Since approval of the bond, District staff, architects and project managers have been engaged in three phases of the design process:

  • Creation of a schematic design to establish the big picture, including the floor plan, the site plan and elevation.
  • The design development phase integrates and coordinates all system and materials, such as heating, lighting, ventilation, interior and exterior finishes, and development of site features.
  • The construction document phase, which confirms all the details and specifications before building begins.

Construction of the new high school will occur in two major phases:

  • Site prep work, including pre-loading and soil stabilization, is scheduled to occur during the summer and fall of 2013.
  • Construction work of the school and major site development is planned to begin in late 2013 and be complete and ready for students by fall of 2015.

Schematic Design Phase

In December, the school board approved the schematic design of the new Woodland High School, which allows architects and the construction manager to move forward with the design development phase. The design depicts a new 150,000 square-foot building that will have capacity for 900 students.

School Safety

Our goal for facilities projects funded by last April’s passage of construction bonds will be to enhance school safety in the new Woodland High School and in the current Primary and Middle School. The School Board continues to make school safety a priority by limited access to our buildings.

Educational Specifications

As set in the Educational Specifications, the new school will provide 43 teaching stations and related support facilities, to serve a diverse curriculum, including:

  • General Education/Core Competencies: Math, English, Social Studies, Foreign Language Science: Chemistry, Biology, Physics, Zoology, Marine Science, Astronomy 
  • Fine and Performing Arts: 2D and 3D, Band, Choir, and Drama 
  • Special Education: Both “pull out” resource support and self-contained Life Skills 
  • Physical Education and Athletics 
  • Career and Technical Education: Business and Marketing, Culinary Arts, Horticulture and Industrial Technology

Site Development Features

Classrooms will be supported by facilities for administration, academic and career counseling, a library, computer rooms, and a cafeteria, located in a large central Commons. The Commons will be sized to provide food service for the entire student population in two lunch periods. The secondary function of the Commons will be a performance space that will include a stage and retractable theater seating.

Site development features will include:

  • 1,500 seat grandstand 
  • A competition football/soccer field 
  • A 400 meter, all weather, 8 lane running track 
  • One competition baseball and one competition softball field 
  • Ample parking for staff, student, visitors and school buses 
  • “All sports” practice fields 
  • General site landscaping 
  • Street frontage improvements
  • Outdoor learning opportunities directly adjacent to the main academic house
